CAFM software
CAFM software your whole organization can use
One place for every request, every planned job and every asset, so nothing falls between an email, a phone call and a spreadsheet. Anyone can ask for work on a free seat, and you'll always know who's on it and what it cost.
CAFM stands for computer-aided facility management: software that runs the work at your locations, the assets it's done on and what all of it costs. fam. is CAFM software for teams that have outgrown the shared inbox and the spreadsheet.
You know how the week goes. A leak gets mentioned in an email, chased by phone and fixed twice, because two people heard about it. The boiler service everyone meant to book for the autumn comes back in February, when the boiler stops. And when finance asks what the plant room cost this year, the answer is in five places and none of them agree.
fam. puts each of those jobs on one ticket that everyone involved can open, and it always shows who's on it.
Every request lands with the right person
Anyone in your organization can ask for work, and it won't cost you a seat. Requester seats are free and unlimited, so the receptionist, the store manager and the night guard can all create a request in a minute, with a photo if it helps.
For each request at each location, you choose who handles it in business hours and who handles it out of hours. A request goes straight to whoever's on, and nobody has to sort an inbox first. What the person who asked sees until the work is done is on our ticketing system page.
A ticket can go to an organization, like your maintenance provider, or straight to a team or a person. It also shows the office operator or team handling it and the field operator or team doing the work on site, so whoever opens it sees who's on it right now.
Every ticket's priority sets its deadlines for acceptance, first attendance and resolution. Click the priority and you'll see when each one falls and whether it was met, so the monthly review starts from what actually happened. Our work order software page follows one job through, from the first message to what it cost.

Preventive maintenance that doesn't slip
Most preventive maintenance starts the year in a spreadsheet and finishes it in somebody's memory. The chiller service gets pushed to after the busy month. The person who tracked the fire alarm tests goes on holiday. Then the auditor asks for the record.
In fam. you set up each recurring job once: the asset, the task and how often it's done. Each planned ticket puts all of its visits on the calendar from the start, with the person or team doing them already on it. Every visit has the checklist they'll fill in and a budget they can spend on what they find without waiting for approval.
If a visit has to move, you move that one and the rest of the year stays put. At the end you've got a record of every visit: who was there, when, and what they wrote down. That's the record the auditor asked for.

Checklists that still mean something next year
A line saying "boiler checked" won't help anyone in twelve months. A fam. checklist asks the questions you'd want answered, in sections and with a score and a pass mark. It can also ask which asset it's about, and whoever fills it in picks the asset from your list. Open last year's visit and you'll see exactly what was measured. There's more on how checklists work.
Repair or replace, decided on the numbers
Pick the asset on a ticket or a planned ticket, and every approved cost there counts towards it. You'll see what each asset has cost you so far. fam. works out its book value too, from the purchase price, the date it went into service and its lifespan.
You choose how much a year of upkeep may cost, as a share of what it would take to replace the asset. fam. picks out every asset past that point and lets the people responsible know, in the app or by email. The replacement goes into next year's budget instead of into an emergency callout.
You'll also know where every asset is. Upload a floor plan, mark the areas on it and pin each asset where it actually stands.
Bookings in the same system as the work
If people book things at your locations, they can do that in fam. too. You decide what can be booked, who can book it, how far ahead and for how long. A booking can need approval, and one that needs a check-in is released on its own when nobody shows up.
This booking is a worked example from the product demo. Open the demo and make one yourself.
For teams across locations and languages
There's no limit on locations, tickets or planned work. fam. is available in ten languages, and anyone can translate a ticket, a planned ticket or a cost into more than 130, comments included. Your team in Warsaw and your provider in Vienna will read the same ticket, each in their own language.
Your database, files and outgoing email stay in the EU, on AWS in Frankfurt. The few other services we use, like translation and payments, are all on our security page. There's no tracking and no advertising on our website or in the app.
How much does CAFM software cost?
fam. has one Operations plan. Admins run the system and Operators do the work, each on a paid seat. Requester seats are free for as many people as you have.
There's no setup fee and no lock-in, and you can cancel at the end of any billing period. Bookings is an add-on to the Operations plan, priced per bookable asset or area. You'll find the numbers on the pricing page.
